Your unfinished basement might be the most underused square footage in your house. In Metro Detroit, where winter pushes everyone indoors for months at a time, finishing that space is one of the highest-return renovations you can make. Here is a real breakdown of what it costs, based on projects we have built across Wayne and Oakland County.
What Basement Finishing Costs in Metro Detroit (2026)
Basement finishing costs vary widely because the scope varies widely. Here is how the numbers break down across the three tiers we build most often.
Basic Open Layout: $20,000 to $35,000
A basic finish covers framing, drywall, flooring, and lighting for an open layout. This tier gets you a usable family room or rec space without a bathroom or custom features.
Full Finish with Bathroom and Egress: $35,000 to $55,000
This is the scope most Metro Detroit homeowners choose. It adds a bathroom, a proper HVAC extension, and often an egress window if you want a legal bedroom downstairs. Most of the basement projects we build land in this range.
Luxury Build-Out: $55,000 to $90,000 or more
A wet bar, home theater, full bathroom, and custom millwork push costs into this range. Projects at this level function more like adding a second living floor than a simple basement finish.
What Actually Drives the Price
Beyond square footage, a handful of factors specific to older Detroit-area homes affect your final number.
Block Foundation Walls
Many mid-century homes in Wayne and Oakland County have poured concrete or block foundation walls that show efflorescence or minor seepage. We assess moisture before we frame anything, and the right fix, whether that is a waterproof membrane, drainage board, or interior drain tile, changes your budget. Skipping this step costs far more later.
Ceiling Height
Older homes often have 7 foot or even 6 foot 8 inch basement ceilings. We can still build a great space, but low ceilings change what is possible with lighting, ductwork, and layout. We check your ceiling height during the estimate visit.
Egress Windows
Michigan code requires an egress window for any basement bedroom. Adding one typically runs $2,500 to $5,000 per opening, including excavation, the window well, and waterproofing. If you want a bedroom downstairs, budget for egress up front.
Getting the Most Value Out of the Project
A finished basement in Metro Detroit typically returns 70 to 75 percent of its cost at resale, and it adds livable square footage that buyers in this market expect at certain price points. A few habits separate the basements that hold up from the ones that do not. Always include at least a half bath if the budget allows it, since adding one at rough-in is far cheaper than cutting the slab later. Run conduit for anything you might want down the road, like a wet bar or a projector, since it costs almost nothing now and a lot more after the drywall is up. Choose LVP flooring over carpet in most rooms, since it handles Michigan basement humidity better than carpet does. And do not skip the vapor barrier against exterior block walls, since moisture migrating through block will destroy drywall and insulation if it is not managed. A standard basement finish takes 6 to 8 weeks from permit issuance to punch list, with custom scope like a bar, full bath, or egress window pushing that to 8 to 12 weeks.
