Frequently Asked Questions

203K Renovation Loans, answered.

What is an FHA 203K loan? +

A 203K loan lets you finance the purchase or refinance of a home AND the cost of renovations in a single FHA-backed mortgage. You can put as little as 3.5% down. It is one of the best programs for buying and renovating Detroit homes.

What is the difference between 203K Standard and Limited? +

203K Limited allows up to $35,000 in non-structural improvements (kitchens, baths, paint, finishes). 203K Standard allows major structural work, additions, and full rehabs with no upper limit beyond the loan amount.

How long does a 203K loan take to close? +

Most 203K closings take 45–60 days from accepted offer to keys. We start the scope and pricing work during the inspection period so you are not the bottleneck.

Why do I need a 203K-certified contractor? +

FHA requires the contractor to be approved, bonded, and licensed. We are. We also know how to write scopes that pass the consultant review on the first round, which saves weeks.
