Michigan's climate is hard on roofs: brutal winters, ice dams, heavy snow loads, and summer storms that push winds past 60 mph. When it's time for a roof replacement, knowing what to expect to pay, and what separates a $9,000 job from a $20,000 job, can save you from a costly mistake. Here's what we're actually seeing homeowners pay in 2026, based on projects across Metro Detroit.
What You're Actually Paying in Michigan (2026)
For an average-sized home (1,500 to 2,500 square feet), architectural asphalt shingles run $9,000 to $18,000 installed, covering material, labor, tear-off of one layer, new underlayment, ice-and-water shield, drip edge, flashing, and permit fees. Metal roofing runs $15,000 to $32,000 or more. On recent Metro Detroit projects: small ranch homes with architectural shingles averaged $8,500 to $10,500, standard Colonials averaged $13,000 to $17,000, larger homes or complex rooflines ran $18,000 to $26,000, and metal roofing upgrades on a 2,000 square foot home averaged $22,000 to $30,000.
What Drives Your Total
Size, Pitch, and Tear-Off
Roofing is priced by the square, 100 square feet of roof surface. A steep pitch above 7/12 adds 10 to 20 percent because it slows installation and requires extra safety equipment. Michigan code allows up to two layers of asphalt shingles before a full tear-off is required, and removing a second layer adds $1,500 to $3,000 to the job.
Decking, Flashing, and Ventilation
Once shingles come off, your contractor should inspect the decking for soft spots or rot from ice damming, most common on north-facing slopes. Replacing damaged decking runs $2.50 to $5.00 per square foot. Flashing around chimneys, skylights, and valleys should be replaced, not resealed: figure $200 to $600 per chimney and $150 to $300 per skylight. Ice-and-water shield, drip edge, and ridge caps are part of every roof we install and are already in the price. Added ventilation, like ridge vents and soffit vents, runs $500 to $1,500 and is often the real fix for ice dams.
Choosing the Right Material for Michigan Winters
Asphalt: Architectural Shingles
Architectural (dimensional) shingles run $650 to $850 per square installed, all-in, covering tear-off, underlayment, ice-and-water shield, drip edge, ridge caps, and flashing. They are the best value for most homeowners: rated for 110 to 130 mph winds, backed by 30 to 50 year warranties, and the option we install on most Metro Detroit homes. We no longer install older 3-tab shingles, which are thinner and more vulnerable to Michigan's wind and freeze-thaw cycles.
Impact-Resistant and Metal Roofing
Class 4 impact-resistant shingles run $800 to $1,000 per square installed and often qualify for a 10 to 30 percent homeowners insurance discount. Metal roofing, roughly $900 to $1,500 per square installed, is the premium choice: it lasts 40 to 70 years, sheds snow and ice better than any other material, and is worth serious consideration if you plan to stay in the home 20-plus years.
Repair or Replace
Not every roofing issue calls for a full replacement. A handful of missing shingles, isolated flashing separation, or minor granule loss on a roof under 15 years old usually means a repair. But if your shingles are 20-plus years old and curling broadly, you can see daylight through the roof boards, the decking is sagging, or repair costs are creeping past 30 percent of a full replacement, it's time to replace.
